It's no doubt that we are in the Buyer's market here in Frisco TX. Homes in Frisco Texas, when the 2009 numbers were compared to its counterpart of 2008, the numbers are off 10-20% depending on the neighborhoods.

Frisco TX homes for saleSellers are aware of the situation and look like they seem to get it right (pricing) this time around better than in 2008. The June 2009 Frisco TX housing report would tell you that correctly priced homes typically stay on the market 60 days or less.

If you are like any of my buyer clients, they like nice houses. No big dings in the walls. No smelly cat odor on the carpet and no fences falling over. On top of that, pricing is attractive when compared with the rest of the houses in the neighborhood. The community offers much amenities for active lifestyles. North Texas secured 6 spots on the Forbes List of Best Places in the country to move to. It is a high honor to receive so much recognition. The spots are  No. 6 Flower Mound; No. 7 Frisco; No. 9 McKinney; No. 12 Carrollton; No. 19 Allen; and No. 25 Plano. Job relocation and affordable housing are the top reasons people move to the area.

The Federal $8,000 housing tax credit definitely motivated first time home buyers to act sooner rather than later. Most of the first time buyer - even with the $8,000 coming in after closing do not plan on spending this money on "fixing" the property. They imagine a house filled with nice furniture.

Nice homes typically go fastHence, especially in the lower price range (less than $300,000), the homes in Frisco Texas are moving. Nice ones are contracted EVERY DAY.

Would you be surprised if I tell you that sometimes, agents fight multiple offers in some cases? Yes, even in the Buyer's market, believe it or not.

So, if you are motivated to look, set some time and put some serious efforts and attention right now. We have the most inventory on the market right now. Don't wait too long because if you couldn't decide, other buyers will. Then, it would only be a wasted effort for your agent and for yourself. More importantly, a major setback in housing your family.
