The lowest priced home sold for $83,000 (3-bedroom, 1-bathroom property, 1,344 square feet) in Historic Downtown Frisco. It is an older home, built in 1940.
 

The most expensive priced home sold for $1,151,000 (6-bedroom, 6 bathrooms, over 6,300 square feet) at Starwood Frisco. It is a Bob Bobbitt Mediterranean 2002 Parade of Homes. This home is majestic and fabulous with features to include hand-scraped wood floors, gourmet kitchen, outdoor living, swimming pool, 4 fireplaces, 4 living areas and 4 dining areas and 3-car garages. It was on the market for 67 days.
 

The average home in Frisco Texas is 4-bedroom, 3 bathrooms, just over 3,000 square feet and sold for $279,280 in 78 days on the market.

I think it's important to study the days on market for the homes sold. As a buyer, you will understand the "limits" of your negotiation power in general and as a seller, it is important to know the pricing correctly gives you the greatest chance to sell your home.

To date, 1,036 homes sold in Frisco Texas. When compared to last year, Frisco TX sold 1,269 homes for the same period in 2008. The numbers are down 18%.

SOLD = 3 homes (71 days on market, $184/sq.ft.)

Real Estate Commentaries based on the above market data:

Currently, Frisco TX has 1,052 homes available for purchase. The biggest market movers are the $200K - $300K price group, then followed by $100K - $200K group. The biggest improvement is seen in the $300K - $400K group. The SOLD homes are staying shorter on the market. There are several reasons for that:

  • Sellers are more realistic about what their true home values are
  • Sellers are pricing it closer to market expectations.

Most home sales in Frisco TX are by "regular" home sellers. Short sales and bank foreclosed homes serve a smaller percentage than the "regular" home sellers. A larger percentage of homes are sold less than 30 days in July compared to previous months. It is a good sign that the Frisco TX real estate market is moving in the positive direction.

The Frisco TX home market inventory levels are similar to previous months. In the lower price brackets, the inventory levels are lower and in the higher price brackets, because they are not selling as fast, the inventory level remain the same.

When comparing the July sold home market data, Frisco TX sold 277 homes in 2008 (Down 13% in number of transactions and down 21% in real estate value).



Also, there is a possibility that you may be receiving differing numbers you found here and another site. Note that Frisco as recorded by the local MLS is tracked by Frisco school district (MLS 55). However, the information MLS 55 may include Plano and Little Elm. That is most likely the difference. The information within Frisco is deemed correct for single-family homes, condos, duplexes and townhomes.
