November 2009 Frisco TX Home Market Summary Report:

The November 2009 numbers turned out significantly better than the November 2008 numbers. 20% improvement from the year before. It also took less time for these properties to get under contract. The biggest improvement was felt in the mid-tier pricing (between $400-$700,000). More properties SOLD or went under contract in November compared to any other times this year. The next largest improvement was in the starter-properties (less than $300K). The Frisco TX luxury homes (over $700K) saw little to no improvements overall.

The market absorption rate in November was 23 weeks - just under 6 months. Market absorption is how much inventory is out here based on the current rate of homes sold in the Frisco TX area. The rate indicates a NEUTRAL Market; not a buyer's neither is it a seller's market.

The lowest priced home sold for $105,000 (2-bedroom, 2-bathroom property, 1,333 square feet) in Hickory Hills - duplex. The 2-sides of this duplex was owned and sold It took 82 days to sell this house.

The most expensive priced home sold for $899,900 (5-bedroom, 6 bathrooms, almost 4,400 square feet) at Stonebriar Country Club Frisco. It is an exquisite Mediterranean custom home built by Parthenon Home Builder based in Frisco TX. It took 551 days to sell.

The average home in Frisco Texas is 4-bedroom, 3 bathrooms, just under 3,000 square feet and sold for $258,154 in 89 days on the market.

 

Currently, Frisco TX has 860 homes available for purchase. The lowest priced property is a townhome off Hickory Street, priced at $52,900 (a 2-bedroom and 1 1/2 bathrooms). The most expensive home is a Mediterranean estate in Stonebriar Country Club Estates for just under $2 million (over 7,800 square feet).

Also, there is a possibility that you may be receiving differing numbers you found here and another site. Note that Frisco as recorded by the local MLS is tracked by Frisco school district (MLS 55). However, the information MLS 55 may include Plano, McKinney and Little Elm. That is most likely the difference. The information within Frisco is deemed correct for single-family homes, condos, duplexes and townhomes.
