We rolled into July 2009, which means we have passed the half-year mark for 2009. Below is the Frisco Texas June 2009 homes sales market report along with how the rest of the previous months did. At the end of this report, I will include a mid-year evaluation and prediction (solely based on opinion). It is our goal to empower you to become a more educated real estate consumer, especially in the Frisco TX Home communities as we provide you these home market statistics. Remember, information is power in real estate in negotiations.

June: 216 Frisco TX homes SOLD at  $63,784,068. 
 

The lowest priced home sold for $122,500 (3-bedroom, 3 1/2-bathroom property, 2,000 square feet) in Preston Lakes. It is a stucco home, 2-story and stands very majestic. This is a bank-owned property by Bank of America. In this economy, if it is not sold by a bank, it would have easily go for $160,000 or higher (personal opinion only).
 

The most expensive priced home sold for $1.9 million (6-bedroom, 8 bathroom, over 9,000 square feet) in Starwood Frisco. It is a Steve Roberts custom home on a 3/4 wooded creek lot. It was on the market for 219 days. The buyer of the home paid CASH.
 

The average home in Frisco Texas is 4-bedroom, 3 1/2 bath, over 3,100 square feet and sold for $295,000 in 79 days on the market.

I think it's important to study the days on market for the homes sold. As a buyer, you will understand the "limits" of your negotiation power in general and as a seller, it is important to know the pricing correctly gives you the greatest chance to sell your home.

$200,001 - $300,000:
SOLD = 81 homes (77 days on market, $83/sq.ft.)
Under Contract = 130 homes; DOM = 79 days
AVAILABLE = 304 Homes DOM = 85 days

$300,001 - $400,000:
SOLD = 31 homes (115 days on market, $91/sq.ft.)
Under Contract = 53 homes; DOM = 114
AVAILABLE = 198 Homes DOM = 91 days

$400,001 - $500,000:
SOLD = 17 homes (65 days on market, $101/sq.ft.)
Under Contract = 28 homes; DOM = 88 days
AVAILABLE = 115 Homes DOM = 88 days (Down 4% from last week)

$500,001 - $600,000:
SOLD = 10 homes (80 days on market, $124/sq.ft.)
Under Contract = 12 homes; DOM = 136 days

SOLD = 2 homes (139 days on market, $121/sq.ft.)
